In this real estate market many home owners are finding it tough to sell their home.  Though there are a number of factors that will make your home attractive to potential buyers, there are four that we believe to be the most important to getting your home sold in a timely fashion.  If you are having trouble selling your home, give some thought to how these considerations may be impacting your goals.

Home is priced too high - Be reasonable with your pricing. Make sure your expectations are in line with the current market for your area. Listen to your realtor’s advice on pricing.

Home is in bad condition - De-personalize and de-clutter your house. If you haven’t used it in over a year, you probably don’t need it. Work on the curb appeal, this will be a buyer’s first impression, make it a good one! Make minor repairs, such as patching holes, touching up rooms with paint, washing windows inside and out, and power washing the outside of your home.

Home is marketed wrong - Make sure you have good external and internal pictures of your home. A picture is truly worth a thousand words. A virtual tour is also a good way to go to give the potential buyer a sense of the layout and floorplan. Make sure there is proper signage letting others know your home is for sale. Are you taking advantage of internet marketing? The internet is full of ways to market your home for very little cost.

Hired an inexperienced agent - Look for a realtor with the needed education and experience to get the job done. Check out their website and read the client testimonials for an idea of how the realtor works. Does your realtor have knowledge of the neighborhood or area you live in? Finally, does your realtor have the necessary negotiation skills needed to close the deal?
